Rent Lease
Every year my landlord sends me a type written letter stating that if i want to renew my lease for another 12 months i have to start paying this much money for rent (normally about $30 increase in rent every year) from Sept.1. I never sign anything, but I start paying the amount requested for rent. If i decide to move out within the 12 months, can he claim a breach of contract?

No. You would be considered a month to month tenant. You would vacate the apartment after a 30 day notice.
