Legal Question in Real Estate Law in New York

Rent Payments - What is legal collection practice?

I am two days away from a lease signing. I was told that I must submit a certified check for first month's rent, last month's rent and security deposit. I was also told to bring 10 personal check to post date for the 1st of each month. The managing agent indicated that I will essentially give them each month's payment up front. The 10 personal checks will be kept until the 1st of each month at which point the managing agent will deposit the check. Is this legal?

It is certainly legal, but somewhat unusual.

In examining this response, please note that we are not entering into an attorney/client relationship, that this is to be taken as informative, and not as legal advice, that it is always best to speak to a lawyer in your area and/or in the area where the transaction and/or events occurred, and that my answer is necessarily limited by the fact that I have not seen the documentation or had an opportunity to go over the matters with you in detail.
