Legal Question in Real Estate Law in New York

Renting

Hello! Iam renting a 2 bdrm. apartment in SOHO,NY which I split with a roommate. My roommate has decided to leave for a semester (JAN-MAY, our lease is up at the end of July)and SUBLET her room in the apartment. HOWEVER... she states she has gotten permission from the realty company to do so, but IAM NOT OKAY with this!! Is she allowed to do so without my permission? After all, both of our names are on ONE lease, and therefore it is my apartment as well.

Re: Renting

Since she is on the lease with you, she has equal rights to sublease, if the landlord approves. Since you have no agreements requiring that you also approve a subleasee, this is something you need to work out with your roommate. I suggest you also secure her share of the remaining rent, in the event the new person fails to pay her share.
