Legal Question in Real Estate Law in New York
Currently we are renting (non-purchasing tenant in a condo) with a yearly lease.
Pay rent regularly and each year $100 increase as well.
If we moved in with a refrigerator, washer and dryer provided by the landlord and the fridge has currently broken, who is responsible for repair?
Also, is $100 a year rent increase allowed? We simply cannot keep affording this.

It depends. Is the property rent controlled or rent stabilized? If so, there are limits on any increase and requirements for appliances to be provided by the Landlord/Owner.
If not, the lease controls whether or not repair replacement of appliances is at your cost.
Finally, the monthly rent should be subject to negotiation between you and the owner. You are free to move at the expiration of your lease and the owner might reduce the rent to keep you as a tenant.
