Legal Question in Real Estate Law in New York
I secured a realtor and used a lawyer she recommended to draw up a contract to sell my dad's house, of which I am the power of attorney. I signed the contract, but she was not there to sign her part. Almost a year has passed and she has not been able to sell the house and I don't have a completed signed contract in my possession. I didn't want the house to remain empty any longer, so I found an investor who met my asking price and helped me find another lawyer. We are going to closing very soon. Do I have any obligations to the previous lawyer and realtor?

Would need to see what you signed with realtor and lawyer.
You need to send a letter to the realtor immediately that withdraws your offer to employ her as broker. You owe the lawyer bupkes. You probably should have a lawyer write the nastygram to the broker.
Is there a contract or merely a listing agreement? Seems nothing has been done and whatever existed has lapsed by inaction. I agree with Kevin as to how you should proceed, and maybe you should have the new lawyer write the letter.
