Seeking a binding sublease to protect me from malicious roomates

I've noticed many problems stemming from apartment sharing where one or more occupants are on a lease while one or more occupants are 'subletting' from the lease holding tenents. I am in the same situation with two rooms that I 'sublet' in my three bedroom apartment, a popular situation given NYC's rent stabilization laws. I have been searching for a sublease that would protect me from malevalent sublesees. My landlord is aware that this situation exists, is it something that I should negotiate through him? Also, I know that a sublease document must exist. If so where can I find it and how binding is it if I need to bring somewone to small claims court? I think a lenghty response to my query might be useful in answering other's questions on this database.

There is no rent stabilization in

upstate where I practice

I would suggest contacting the bar associations

of the five boroughs for someone with specific

expertise in this area which is confined to

NYC
