My tenants won't pay rent

I have 2 mobile homes that I rent out month to month.

Tenant #1 is always late in paying rent is currently a month behind. Tenant #2 just had a baby and is staying at her mothers and hasn't paid rent in two months. Does the 30 day notice apply to both of them as far as asking them to leave? If I put them up for sale, how much notice do I need to give for them to get out? Thank you.

No, you may issue a 3 day notice to vacate for non payment of rent. If they do not vacate you may proceed to court and start evictions.

30 days advance noice applies in all instances of month-to-month tenancies. As to the tenant that hasn't paid rent, you should go after the unpaid rent.
