Tenant's Property

Tenant moved out with 30 day notice. Left property in apt. bed, T.V., VCR...personal papers.What should I do with these items. Left keys in apt, with doors open.Cleaned nothing..Damage to apt, holes in 4 walls. paid some security.

Technically, by leaving the keys the tenant abandoned the apartment. Therefore, the personal property is now your property.

However, I would wait several weeks to see if any other individual decides to claim the property (just to avoid any potential problem).

If the property is abandoned it is the same as being thrown out.

If it can be shown you were going to hold it you would have to keep it for two years, but that does not apply here.
