How can he take title of property
Someone approached me (I'm a realtor) and described how his aunt's mixed-use Bklyn property is vacant. 3 years ago, she died and left no will. Probably owes 3 years taxes. How can he take claim to the property...or can he? She has no offspring. He cannot afford attorney.

What you have described here is the opening shot in a real estate scam that would be right at home in Lagos, Nigeria. These scams have a half-life of about five years and a downside of receiving 3 hots and a cot for 2-1/3 to 7 years.

While I would say this might be a scam, it could also be legitimate. If he can establish by constructing a family tree (with death certificates of all other family members who have predeceased the current decedent), he could be eligible to be appointed as administrator of her estate. He would have to be able to prove she had no children, was not married, and only had siblings who predecased her, leaving no other children of theirs living, with he being the only remaining living heir. If he can do all of this, and qualify, he would inherit the property and can deal with you. Unless you see a legitimate court appointment, do not deal with him.
