want to transfer deed of house to my name
the house is about to go to foreclosure for back taxes
working out a deal with owners daughter.the owner died
and the daughter does n,t want the house. the house needs
alot of work she wants a quick sale,but she,s not on the deed what can i do to accomplish this task

If the daughter was the sole heir and the estate was free of debts, she would be able to make the transfer. You would want a title insurance company to insure your title. See an attorney familiar with real estate transactions in the Bronx.

Someone, as next of kin, maybe the daughter if there is no wife or other children, must probate the Will or be appointed as Aministrator. Once appointed, if the daughter is entitled to the house, they can give her a Deed so she can complete the transaction. More information on the father's estate is needed to give a proper answer.
