Trees overhanging my property

My property backs up to a develpped commercial property that has a wooded section directly behind me. the wooded section, I have been told is a green easment. The problem is that trees that are on the commercial property, within the easment have fallen and appear to be ready to fall on a wood fence I have along my property line. Calls and please to trim the trees to the commercial property owner gone unanswered and Town officials have told me the property owner has no legal obligation to trim/remove the trees. What legal obligation, if any, doe the commercial property owner have to prevent dameage to my property caused by falling trees located on his property?

Generally none until after the damage is casued. It's like a car accident, you cannot assume you'll be struck by a car just because car accidents have happened before to others.
