Warranty Deed
When I bought my home 15 years ago, they misspelled my last name. The deed has never been changed. Now I am refinancing and the new lender wants one. Do I prepare the deed from my old name to my correct name? Or is it to the lender using my incorrect name?

File an amended warranty deed from your wrong name to your correct name.

You SHOULD retain an attorney ASAP to prepare the documents (your Lender, Title Company, County and State) required and attend the Closing for your new Mortgage.
Unlike many states, New York attorneys, lenders, mortgage brokers, real estate brokers and title companies, usually DO NOT suggest or encourage anyone to represent themselves at Closings in New York.
NY mortgage Closings may be routine but all of the parties and entities involved usually creates stacks of docs and an exhausting day, for the novice.
Therefore, you should save yourself aggravation and retain your own attorney.
