Legal Question in Real Estate Law in New York

I am an every other year condo owner. I pay the maintenance fee and lock in a specific week every other year. I just received a notice in the mail this week from the condo association telling me that they will be charging condo owners, like me a "one time fee" of $ 100 to replace the carpeting in the condo unit. Is this legal seeing that I already pay an every other year maintenence fee?

The condo in in South Carolina.

It would depend on the rules of the condominium together with South Carolina laws. You may want to post this question to a South Carolina attorney. However, for what it is worth, my opinion is that the condo board may impose the fee to replace the carpeting in the common areas.
