does zoning have any control over a prexsisting non-conforming use

A non-conforming use is not subject to current zoning laws enacted after the pre-existing use, unless the use is changed, which would then bring it under the authority of the Planning Board.

An existing non-conforming use is grandfathered if the current laws have been changed. It may continue until there is a change of use or change of ownership, if the approvals were limited to the original applicant. This could be an involved matter if there has been a change of ownership and/or if the new use does not conform to current laws. In such case a local attorney familiar with the zoning laws should be contacted.
