Which supercedes the other: the will or a deed that has been transferred to two of the children?

Title registration of assets usually supercedes a Will. However, claims may be brought that allege title changes were brought about by undue influence, gifts were not intended but title was changed only for accomodation purposes, incapacity at the time title changes were made, etc. Court challenges should be anticipated.
