Legal Question in Wills and Trusts in New York

My father put my name and my sisters on deed, with him having life rights to it, around 5 years ago. Three years ago dad went into a nursing home and has dementia and severe alcoholism. The bills and taxes are too overwhelming for my sister and I to handle. Does anyone know when or how we can sell the property legally? I believe my sister has power of attorney, but not positive. I guess that would be an important thing to know. The main thing is, we, for obvious reasons, do not want the state to take any monies from sale of property, we have invested way too much, emotionally and monetarily to 'just let it go.' It has been in our family for over 35 years. Any guidance or links is greatly appreciated.

Does he have a court pointed guardian? You will have to bring an action to revoke his life estate. If you need competent NY counsel, I can refer someone.
