Legal Question in Wills and Trusts in New York

A Father who was a resident of Florida had a will drawn in that state. One of his children were chosen as executor. Without probating the will she doled out the father's possesions to the other children/beneficiaries according to her fathers wishes. One son was left a home/property in NY state.The son had to resolve debts attached to the home and do renovations in order to make it live able.He has resided there now for twenty years,kept up on property taxes and maintenance. Now an elderly man himself he wants to sell the house and property,but he has no deed.

His fathers will must go to probate. The fiduciary appointed can convey by deed.

In addition, there must be a supplementary probate in NY for the house located in NY.
