Legal Question in Wills and Trusts in New York

House I live in that mom wants to give me not siblings

I've lived in mom's house (dad's dead) for 7 yrs now -mom moved back to her country. I gave her money when she moved to get started in her new home. My mom is adament that it's when she dies that's when it will be put in my name. Meanwhile, I've been the one paying all the bills here since she left & I live here alone. I don't trust my bro&sis (they get another house - the one she's in now). What can I do to bypass probate? Should my name be included on this house with her name - I feel I'm not protected legally at all and want to protect myself. I get the sense from bro&sis that when mom dies they want a piece of this as well. I don't want them to stiff me. Please I need serious help. Much appreciated.

You can place the house in joint name with right of survivorship. When Mom passes the house goes to the joint tenant by law, bypassing probate.

Mike.
