What rights does my fathers lady friend have to his house after he dies, she has lived there on and off for 5 years

None, unless he has provided for her in his Will, she has contributed to the costs of maintaining it and/.or she can establish palimony rights.

There is no palimony in New York. However, if she contributed to the cost of maintaining the house, she may have a claim against the house based on the legal theory of constructive trust.
