I would like to set up a lease for my mothers house to be rented If she dies how can I keep the lease in force?

The lease would continue except the rent would be paid to your mother's estate instead of your mother.

Only the Executor of her estate can do this, unless the lease is in effect during her lifetime. Plus, if there are other heirs than you, your mother should authorize this in her Will, as it might impact other heirs who may not agree with the Executor's decision. An attorney familiar with Wills and these matters should be consulted, so all requirements are handled properly.
