Quit-Claim Deed or Non-Warranty Deed?

My husband and I are separated with Divorce as the End. I will be keeping the house. He has agreed that I do not have to re-finance the house to remove his name from the Mortgage. He has also agreed to Quit-Claim the deed. I have heard others mention a Non-Warranty Deed. Which is better? (What exactly are each -- and how are they obtained?) I simply want FULL rights to the house.

A quit claim deed is the last thing you want because it comes with no warranty at all. A general warranty deed contains the most protection- a special warranty deed gives a more limited warranty. If you go with a special warranty deed, please be sure and read it to make sure you know what protection you are getting.
