30 day notices

I have a question regarding my current living situation. Currently myself and another girl rent a house from a private landlord who owns this house. We moved in back in May. He never had us sign a lease though. He kept saying he would bring it over, but still has not. Now, the other girl just decided to move back to Pennsylvania and I can not afford this place by myself. We gave our landlord a 30-day notice, but he keeps telling us the we owe him the monthly rent until he finds someone else to rent the house out b/c we gave him a ''verbal agreement''. I don't want to cause problems btw him and ourselves, but I just can not afford living there alone while she moves back to PA. He said he can hold us to the rent and take us to court, but w/out a signed lease, I didn't think he could. As long as we give him a written 30-day notice, he can't do that, right?

WIth no written lease you are on month to month, which usually means you can move with notice for one monthly rental period. That notice is not 30 days, its 1 month, and usually effective on the LAST DAY OF THE MONTH GIVEN. So if you gave notice TODAY, earliest you could move out would be Nov 30, not Nov. 5.
