Cleaning fee in lease vs normal wear and tear

I'm looking into renting a condo north of charlotte, north carolina. The owner, an individual, wants to include a provision in the lease that I have the carpets professionally cleaned before I move out. I said to the agency in charge of managing the property that I've never had a lease/landlord charge me for that before, and that I think this is a normal landlord duty. They said it's normal and just part of the ''cycle'' that helps keep it clean. Does this provision in the lease violate any statutes on normal wear and tear or landlord obligations? Can the money for cleaning be taken out of my security deposit if I don't have it cleaned?

A contract is a contract and if you are aware of the provision, then you agree to it.
