Legal Question in Landlord & Tenant Law in North Carolina
I live in NC and have 1 year left on our 2 year lease agreement. I'v given a 2 month notice that we will be moving out in that time period. I have given them plenty of notice to get another tenant in. Our market area is good for rentals (people seeking rentals). Is this satisfactory for breaking a lease.

If I understand correctly, you are halfway through the lease, but wish to break it now. If the lease gives you the right to leave early with 2 months notice, you are fine. If the lease does not give you this right, then you may have a problem. If you leave, you are still liable for the rent until the unit is re-rented. The landlord has a duty to try and re-rent it using its normal methods. So, in essence you are taking a risk that the home will be re-rented quickly. Also, for reference purposes, the landlord would be within his/her rights to report that you broke the lease.
