Legal Question in Landlord & Tenant Law in North Carolina

The duplex we live in is up for sale, I would like to know what happens if someone buys the place tomorrow? Do they have to honor the lease or is it null and void and we can be asked to move sooner?

Also as for the realtors what rights do I have as far as allowing them in my home? I know I have to let them come see it but do I have to let them come whenever they want to like t 8am saturday morning like they did today? Can I tell them they have to limit it to certain hours like weekdays 9-5 or what?
