eviction

my son is purchasing a home by rent to own, he is behind on his payments. The landlord came yesterday and told him he had to move out by july 2, he came back today with a policeman and said he has to move out in 10 days. can he do this

This depends. The Landlord would need to go through the process of evicting him. It sounds from your facts as if he already took him to small claims court and your son either lost or didn't show up and lost. If that is the case, he has 10 days to appeal it to District Court.
