general warranty deed in NC, put my minor son's name on with myself as the custodian for him. At what age does he have rights to this property? 18 or 21?

18. However, I thought land could not be titled in the name of a minor even with you as custodian, but I would have to check on that.
Why are you doing this yourself and what are you trying to accomplish? If you are trying to put land into your minor child's name to defeat claims of potential creditors its not going to work. I would advise you not to do that.
Assuming that you are trying to do something legitimate, then you should see a real estate attorney to prepare the warranty deed for you. Deeds are not all that expensive.
