Legal Question in Real Estate Law in North Carolina

inherited land

Aproximately 12 years ago, my husband died. My 2 children and myself inherited nearly an acre of land. His family would like to purchase this land. Do I need to do a title search or anything of the such or can we just change over the title into their names?

Buyers are usually the ones that want a title check to make sure they are getting good title. A quite-claim deed can be done without such a check.
