My landlord says if I do not keep my air conditioner on 80 I will have to move out due to leaking in the ceiling from the air conditioner. He has known about this problem for a couple of weeks now and no one has fixed it or my ceiling. It is now molding. He says that nobody wants to go in the attic because it is too hot. What do I do?

The answer to your question depends on what you would like the end result to be as well as what your lease says. However, start by writing a demand letter that your landlord fix the problem immediately. Indicate in the letter that the landlord has already been aware of this problem for 2 weeks and that the landlord is required to keep the premises in a fit and habitable condition. Indicate that this is an emergency situation (because people need air conditioning during the summer) and that he needs to make the repairs immediately. Then bring a legal action against the landlord if the repairs are not made.
