personal loan backed by real property

I own 49% of a parcel in Nags Head along with friends of mine who owned the other 51% as a married couple. They have since divorced and there is no discussion of the property in the divorce decree. The wife now wants to borrow $30k from me collateralized by her ownership. (In addidion to hiring an attorney) what steps do I need to take to accomplish this while protecting myself and without putting the ex-husband at risk?

You should consult with an attorney in that area. Based on your facts, it seems as if she may owe 25.5%. You would want an attorney to verify these facts with a title search and prepare any documents.
