The deed to my grandmother's (deceased) house has my Father's and my Aunt's names as ''Grantors'' and my n ame as ''Grantee''. MY aunt had a lifetime right to live in the house but is now in a nursing home and we want to sell the house. Who owns the house - the Grantee or the Grantors?

The Grantee owns the property subject to anything that may have been reserved by the Grantor. So if the Grantor reserves a life estate, the Grantee owns it subject to a life estate. Also if the deed has not been recorded, then the Grantee may also have to worry about any good faith purchasers (grantees) who recorded the deed, if there are any.
