real estate sale / deed ownwership

I have 2/3 controlling interest in an investment home. Do I need the 1/3 owners signature to sell the property?

Ir depends on how the title is defined. In Florida, everyone whose signature appears on the title must sign.

yes. If they refuse to sell, bring an action in partition to compel.
