Can a name be removed from a Deed without them signing off on the Deed

I assume you are asking if a name can be removed from a deed without the person who is listed on the deed signing to the transfer.

A deed can only pass 3 ways.

1. the owner signs the deed to another person

2. the property is foreclosed upon

3. the person passes and the property passes to an heir
