Legal Question in Real Estate Law in North Carolina
I own a vacant lot in a newer development. The new neighbors mow my lot - when they mow theirs - though I have not seen them or asked them to - nor have they asked me. Is their any liabilty with this. People have even said that if they take care of the lot - they can claim "homestead" privledges. Any truth to this?

There are a couple issues here:
First, they may caim Adverse possession...not homestead rights. AP is when you claim someone else's property as yours. In your situation, you need to tell them to stop mowing the lawn and ensure you exclude them from the property.
Second: they have a contract in quantum merit. This means you can't incur a benefit and stay quiet about it and not expect to pay for the benefit. Eventually they could try to sue you for the value of the mowing jobs or try to sue you to claim the title to the land.
