If I go this way, do the courts take over everything. What about pictures and small stuff.

A petition to partition deals with the real property only. The result could be division in kind or a forced sale, depending on the facts.

As to personal property, if you are a co-tenant, you have a right of access and can generally remove your property. If you are not allowed on the property, perhaps you have been "ousted"
