Legal Question in Credit and Debt Law in Ohio

I am a landlord and have a tenant that is in Social Security Disability. She was given 30 day notice on Jan 5th 2016 for late payments, and failure to pay any rent last month. The unit is not being taken care of, it had all new flooring and ceilings and new paint before she moved in October, and it now it is a mess with quite a bit of damage. Is there any way I can collect what she owes, can I garnish her wages?? As far as getting her out. On Morch 5th if she is not out can I place her things outside and change the locks. If she does not go there will likely be more damage@!!!

In Ohio, if you have a residential tenant, you have to go through the statutory eviction process to get her out. Simply changing the locks and setting her stuff to the curb will get you some pretty serious liability under Ohio Revised Code Section 5321.15. You should speak with a local attorney in your area who does evictions about this matter.
