I am legal guardian of my adult son that is mentally ill. I am responsible for any debt he incurs? He has signed a lease on an apt.

If you are guardian of the person and the estate, you are responsible for both. As guardian of the estate, you have the authority to engage a lease on behalf of your son and also to cancel it. His potential landlord should know that he is a ward. You may want to talk with an attorney.
