Legal Question in Landlord & Tenant Law in Ohio
My grandmother lives in an elderly apartment complex in Ohio. We just found out she has moderate Alzheimer's and can no longer live by herself. I got a letter from her doctor stating her situation for her apartment manger. Can we get out of giving the required 30 day notice and break her lease early given her health situation? Thanks so much.

Resolution of this sad situation may depend on several factors: the exact language of the lease, the attitude of the landlord, and your ability to negotiate. You might make the pitch to the landlord that it is to his/her economic advantage to break the lease early BEFORE your grandmother has a fall on common area steps, or starts a fire with a kitchen accident. You might also offer to pay 50% of the rent for the 30 day notice period to see if that helps persuade him/her to waive the 30 day period.
