Can my landlord evict me if I have paid my rent? My rent was late for November, I paid the rent and he sends me an eviction notice

In Ohio, a landlord does not have to accept late rent and can refuse the late rent and proceed with an eviction. However, if you can show the court that you and the landlord have routinely engaged in a pattern of conduct whereby you paid the rent late many times and the landlord always accepted it late in the past without protest, then you can argue that the landlord is estopped from insisting upon strict compliance with the prompt payment terms of the lease agreement.
