Landlord Tenant Disagreement
Requested termination of 5 year lease for my business with 18 months left due to business loss. Landlord says he needs to be made whole on build out costs (8,500.)Business doesn't have the money nor does the lease mention these costs. Landlord is threatening legal action.

Whether the landlord is right or whether you are right depends on the specific language in the lease. You will probably need a lawyer to review that language. If the business has no money, the business may be able to avoid most or all of any obligation it may have under the lease, but again, the question is a complicated one that requires careful analysis by an attorney. The analysis required is beyond the scope of anything that can be done on this forum.
Equally important to you is the possibility that even if the business has no money and can avoid paying the sums that the landlord is claiming are due, the lease may have obligated you personally to pay. Again, this depends on the specific language in the lease. Before you take any action, you should have a lawyer review the specific language in the lease.
