Legal Question in Landlord & Tenant Law in Ohio
I have had a lease for my business for 9 months. With the renewal, they are requesting a guarantor. My rent has been paid each month on time. Is this legal?

In Ohio, landlords and tenants of commercial property are free to enter into any terms they can both agree to in a contract for the rental of space. If the landlord wants a co-signer or guarantor and you don't want to provide one, then the law says that you can refuse and move out at the end of the lease term you are currently under.
It is true that it is a silly thing to require on the part of the landlord, but the courts will not protect a landlord from making silly decisions resulting in unrented property.
