Legal Question in Landlord & Tenant Law in Ohio
I live with my family in a rented 3 dwelling house. Recently, I recieved a letter from the landlord that I was to clean up the trash that had been scattered beside the house, due to racoons knocking over the can and then tearing the bags open. I secured my trash as best as I could (placed in the cans provided in a tied garbage bag). As I understand it, the area is used by all tenants in the building including the landlord, making this a common area and the landlord's responsibility. The letter was received yesterday, and states that I have until 8 am tomorrow to comply. It was not a cure or quit notice, do I have to comply?

Since it is a common area you should not have to clean up the mess. Is it your trash can that is being knocked over or are their other cans being knocked over. A common area is the responsibility of the landlord and not the tenant.
I would be happy to send a letter on your behalf if this continues.
