Legal Question in Landlord & Tenant Law in Ohio

I am moving out of my apartment before the end of my lease. My understanding of the law is that the landlord must make every attempt to rent my unit after I'm gone, and if he finds a reasonable tenant then I am excused for the remainder of my lease. He says that even if someone else moves in I still owe him rent for the remainder of the lease. Who is right? He also refuses to talk to me directly, and only communicates through the building manager, know knows nothing.

In Ohio, if the tenant moves out early, the landlord is under a duty to mitigate damages by making reasonable efforts to find a new tenant. Any money that this new tenant pays must be applied toward the rental obligation of the old tenant.
