Legal Question in Landlord & Tenant Law in Ohio
In Ohio, if a building is leased by several individuals, each with a specific amount of money they must pay on a monthly basis, what steps can be taken by a landlord if one tenant cannot pay rent?

In Ohio, most leases have "joint and several" liability language in them, meaning that one person's breach of the lease may be treated by the landlord as if everyone breached the lease. Thus the landlord may, at his/her discretion, evict everyone, or just the person breaching the lease. The problem with evicting just the person breaching the lease agreement is that the remaining tenants may invite the evicted person back as a "guest" and then that tenant gets to slide on the rent and still occupy the premises.
