Legal Question in Landlord & Tenant Law in Ohio
I have a tenant not paying rent, has moved out but has not taken all the belongings, cloth, food, furniture, etc. left a terrible mess, broken windows, ruined screens, junk in the yard, yard not mowed. When can I change locks, and pitch there stuff. They said they would be out May 1st. then ask for June 1st. Still not paying rent. We are in Ohio.

Unless you can get a statement from the tenant that they've voluntarily abandoned their stuff and have no intention of reclaiming it, you'll need to file a forcible entry and detainer lawsuit and receive judgment in your favor. If you don't, you could be liable for destroying their belongings.
