Tenant Small Claims Court
I recently had a family member living in my rental property. She moved out gave letter for 30 day notice, but then never paid last month of rent. We had a ''lease'' but no actual signatures.. just names and address and rental amount info. Do I have any right still to take her to small claims court or since there is no binding lease, am I SOL??

You are fine. You do not need a lease in this situation if she paying and living on a month-to-month basis. Take her to court and get your money back. It is a long haul though and sometimes may take additional effort after you get a decision in your favor to collect.
