braking a lease
i have completed 6 months of apartment lease-during that time i have had a flooded basement-water still comes thru the walls-tried to get a screen fixed-still doesnt fit-cops are in this neighborhood at least once a month-this includes speeding police cars and officiers with guns drawn surrounding the duplex next to mine-numerous thefts-i do not feel safe in my own duplex--i wanted to transfer to another same owner property but they wouldnt transfer my deposit money--i have tried to rent another apartment and was told i could leave but my lease would have to be paid until my duplex was rented---i have now secured advertising in surrounding area newspapers-at my own expense-a prospective tenant came to look at my duplex and when she went to the basement--she also seen water coming in-naturally that was a deal breaker---what can i do to legally terminate my lease---i feel trapped--i hardly ever stay home--i need advice please

Call the health department. They will force the landlord to fix the basement. If the condition is so deplorable, you may be able to terminate the lease under the doctrine of constructive eviction. In other words the landlord has created a condition such that you can not live there any more.
