If the lease contains a clause allowing you to end the lease before its normal termination date, you may. Whether the landlord may keep any security deposit because of that break also depends on the lease terms. Normally, a landlord may keep the security deposit for unpaid rent and damages to the rental property. If there is no clause allowing you out of the lease, you will be responsible for paying for the remainder of the term. If your lease allows subletting, you may be able to find a new tenant to take over for you and make the payments to the landlord.

A transfer out of state is not sufficient cause to break the lease. The landlord would be permitted to keep your security deposit and as a matter of fact, make you pay out the remainder of your lease. The landlord will have to try to relet the property in order to mitigate damages.
