Dear Uncertain House Buyer,

Of course you can change your mind. Under the provisions of

Federal Regulation Z, you have at least three days for a "cooling off" period in which you may change your decision to purchase and cancel your purchase.

Now, particularly since the seller hasn't completed the repairs, how can you consent to purchase? The value just isn't there, and you don't have to take his word that he'll complete as previously agreed since he hasn't done so timely as of this date.

Immediately notify him IN WRITING, BY telegram, overnight mail or Certified Mail, with Return Receipt Requested. Your cancellation must be consistent with the form and terms of your purchase agreement where it should provide for such cancellation. Get a signed receipt for your cancellation letter.

In the future, work with an experienced attorney to protect your rights and to cover your assets!!!
