Legal Question in Real Estate Law in Ohio

Change mobile home from a title(chatle) to real property(deed)

I own a double wide mobile home and the property where it is located. I have a deed to the land and a title for the home. How can I combine this into one deed as real property?

Deed to Mobile home

Generally, ownership of personal property, in tis case a mobile home, cannot pass by deed.A deed will transfer ownership of realty only.Permenant improvements to realty, such as a house, will pass by deed, the genetral test being the mode of attachement to teh realty. However, Ohio law specifically provides that ownershipto a mobile home may pass by title only.
